Check Your Bank Accounts Saskatoon!

I was just on facebook and saw a note from one of my Saskatoon real estate clients/friends who was victim to ‘card skimming’. I am not sure how much money she lost but I do hope that she is reimbursed as she is a wonderful person who works very hard for her money. As a realtor in Saskatoon  I meet many people and stay in touch with as many as I can and it is so hard to hear about a wonderful individual being stolen from. So not fair.

There was an article on News Talk CKOM about the card skimming. Apparently a number of members from Affinity Credit Union were affected but there is not yet a report of how many people were affected or how much money was stolen.

I am glad that I took the weekend off real estate in Saskatoon (well, the weekend from showing my first time home buyers in Saskatoon some houses for sale in Saskatoon) to go home and avoid the latest debit card scam that affected a few of my friends here in Saskatoon.

Apparently they do have someone in custody so I hope that karma and the law gives them what they deserve!

This past weekend I was able to get away from the busy Saskatoon real estate market to spend time with my family in Estevan, Saskatchewan and be there to support my mother, Saskatchewan Author, Marie Donais Calder.

My mom has written a series of books about Post World War II and the life of her father, Edmond Donais, and the first one has been published by a Canadian Publisher. She has been working on these books for over 10 years now and her first book launch in her small home town was a great success.

Her perseverance and dedication have paid off. As a realtor in Saskatoon I have learned a lot from my mother and have been lucky enough to have a mom with such a great attitude. It is most often through the influence our parents that we become who we are and I know I couldn’t be such a successful real estate agent in Saskatoon if I didn’t have such great parents.

New Development in Saskatoon

Saskatoon is growing again! There seems like an endless number of projects that are taking place and that means growth in Saskatoon employment as well as finding enough workers and housing challenges. While there are enough houses for sale in Saskatoon at the moment people still need to qualify to buy a house for sale in Saskatoon.

While some of these projects aren’t necessarily bringing in new workers but keeping our local workers busy, there are a few projects that will be creating even more jobs therefore bringing more workers to Saskatoon who will be in need for Saskatoon houses. Saskatoon employment is in demand. More than 750000 visits to SaskJobs.ca is evidence that people are still looking at Saskatoon and at Saskatchewan for employment.

One of the largest projects is the Jansen Potash Mine which is 14o KM east of Saskatoon and this is owned by BHP Billiton Saskatoon. This is the largest mining company in the world! This project will be in excess of billions spent and a large hire of skilled labour.

River landing project in Saskatoon is still moving forward. This will have a 5 star hotel (our first!) combined with a condo tower with a large commercial space and underground parking. This will be a great asset to Saskatoon real estate and to our downtown.

Willowgrove also announces the New Family Catholic Elementary School.

And then there is the road work…the construction on our Saskatoon roads never seems to end but in this case I am pleased as a Saskatoon real estate agent as it will help me work more efficiently…once the growing pains are over!

There is $310 Million allocated for the South End/Circle Drive bridge and another $33 Million for the new Circle Drive and Preston Avenue overpass.

And to further welcome more new faces to Saskatoon we are getting a $30 Million major expansion and renovation at the Saskatoon International Airport.

After Threats of Legal Action I Had To Move This Blog Re: Alarm Companies

I wrote  a blog on my Century 21 website a year ago based on several articles that were in the paper about practices by some alarm companies.  I was contacted on Canada Day by one of the US companies referred to in the articles and threatened with a law suit.  I am a small fish but apparently my blog goes a long way as I ticked a lot of people off (hence the bullying phone calls and 3 or 4 letters from bulldogs at these companies and their lawyers). To be honest, it has reinforced my belief that consumers need to be aware of the reports about foreign alarm companies reportedly operating in Saskatchewan. As a realtor in Saskatoon I believe that my clients need to be aware of any reported and/or potential property related scams or unscrupulous businesses. In addition to raising awareness of potential problems related to home ownership my practice has always been to refer clients to Saskatoon locally owned and operated companies in order to avoid the potential pitfalls of dealing with foreign companies.

Here is the EDITED version of the blog that caused so much ruckus and controversy.

I was recently contacted by one of the owners of a local security company as the Better Business Bureau of Saskatchewan has been receiving hundreds of complaints about home security ‘salespeople’ that have been going door to door and misrepresenting security companies in Saskatoon and Regina. I saw these young men (from Alberta by their plates) going door to door this past weekend. They didn’t stop at our house perhaps because we had a security sign on our front step and it was not a local security company so they likely couldn’t find it on their list. We did the old trick of putting up a sign without having an alarm-now we have Reed Security as I trust them!

I had a neighbour with a local company’s sign on their lawn who told me that these guys told them they were with that company…but I know all of the sales people there and this was not the case.

These US based companies are reported to operate under several names but may be linked and the names mentioned in the articles can easily be accessed on the internet. Do a google search and see for yourself, but it is my opinion based on my experience and the information available to me that signing up for an alarm plan, or any other plan or product for that matter, should be avoided if it is the result of high pressured sales tactics. Stick with your locally trusted companies and don’t be pressured by unscrupulous sales people from any company who show up at your door.

I am advised that these salespeople may see your security company sign and tell you that they work for that company and then try to give you a “Free upgraded” alarm system, but this upgrade will actually cost you about $45/month and it isn’t through your current supplier. They also reportedly try to name drop and tell you that your neighbour X has upgraded their system, even though they probably did not and I have heard they especially like to go after seniors.

Be aware of these high pressured sales tactics.

SO that was the blog that started this whole thing and my lawyer agrees that as a Saskatoon Realtor and as someone my home buyers in Saskatoon trust to help set them up with quality people that it is reasonable for me to want to warn my Saskatoon home buyers of any reported and/or potential scams or questionable businesses, especially first time home buyers in Saskatoon.

When choosing and alarm company it is always advisable to do your due diligence by checking out the companies you wish to deal with (ie: do they have a local office, have they been reported to the Better Busineses Bureau, do they have local references…). If you do choose to use any company that is not locally based it is always prudent to do your own due diligence and get references but ALWAYS ALWAYS ALWAYS ask them for the business cards before allowing them to even speak to you and ask them to leave any contracts and documents with you for your review before you agree to anything.

Good luck consumers! Hopefully this post by a small fish realtor in Saskatoon won’t warrant more threats as I do believe in freedom of speech!

Saskatoon-get off your phones on the road!!!

My sister in Regina, Sk just sent me an article from the Regina Leader Post as a way to poke fun as we live in competing cities (Saskatoon vs Regina-a no brainer to me of course!) This article was about cell phone usage in vehicles.

From January 1st until May 15th Regina police have issued 66 tickets and 17 warnings to Regina drivers who were using their cell phones. In that same time frame Saskatoon police issued 407 tickets and 112 warnings. Whether that means that we are offending more or that our police force is actually making a bigger effort I am not sure. As a Saskatoon real estate agent I know that there are times that I need to talk and drive-but I did get a vehicle with blue tooth capability so that I am not talking real estate in Saskatoon and risking getting into trouble!

While people are still talking on their cell phones in Saskatoon at a steady rate at least the accidents appear to be going down. There has been a decrease by 20% in collisions in the city. As a Saskatoon realtor I spend so much time in my car that I see pretty much everything and nothing surprises me. Showing people houses for sale in Saskatoon on a daily basis means loads of time all around the city and I tend to watch how people drive. I do agree that there are some drivers out there who are just terrible-doesn’t matter if they have a cell phone in their hand or not!!

2009 Awards Gala

I was off to Regina, Sk last week for the annual Century 21 Awards ceremony for Saskatchewan Century 21 Agents. We had some great speakers and a lovely awards ceremony and I was proud to see my fellow Saskatoon realtors(r) winning awards. Approximately 70% of Saskatoon Century 21 Agents won an award and Century 21 Conexus Saskatoon in the Top 10 for all of Canada for production.

It is always exciting to watch my fellow Saskatoon real estate agents winning their awards and being recognized for their hard work and dedication. Our job is much more than just selling houses for sale in Saskatoon, it is a lifestyle. Most people don’t understand the hard work and sacrifice it takes to be a successful real estate agent in Saskatoon or anywhere for that matter. While we don’t get paid by the hour, there are many people who treat realtors (r) in Saskatoon as they do and don’t appreciate the hard work that goes into this lifestyle. They often see that we are driving around Saskatoon and surrounding area in nice vehicles and aren’t stuck in an office all day long. They don’t see the late nights, running out at all hours, missing time with family and friends so that you can ensure you get your clients their dream house for sale in Saskatoon or to ensure our clients selling their homes in Saskatoon get the best offer. Our vehicle IS our office most of the time so it should be nice and comfortable! So thanks to my colleagues dedication and hard work there were many of us who won awards for selling homes for sale in Saskatoon and we beat out much of Canada with our productivity and hard work.

I knew that I was a Century 21 Centurion Award winner but I didn’t know that I was #49 in the company for units sold and #69 in the company for overall production until today. I am an energetic Saskatoon real estate agent who loves what I do so I am proud of my success and proud to be a realtor (r) in Saskatoon. We have a great city with a great energy and I love to call Saskatoon home.

Thank you to all of my clients, friends and family for your support, understanding, and your open ears when I need to vent my frustrations or exlaim my excitement!! I am happy to be a top producing agent in a great company as Century 21 Saskatoon has a strong team of support staff and Saskatoon real estate agents who work as a team even though we are each individuals.

South Bridge Comes in Under Budget!!

I am very happy to hear that something came in under budget for once in Saskatoon. This one has a great impact on all citizens of Saskatoon, but also on real estate agents in Saskatoon as we drive around the city so much showing houses for sale in Saskatoon and listing houses for sale in Saskatoon and area.

In an article in the Star Phoenix last week it was stated that Graham Construction and Flatiron Construction Corp. would be awarded the most expensive in Saskatoon’s history for a public project. In the end, the cost will be between $30 million and $40 million below the estimate given 4 years ago.

Completion is slated for October 2012 and as a realtor in Saskatoon I cannot tell you how excited I am about that! It will save time when driving around with my Saskatoon home buyers showing them houses for sale in Saskatoon.

The one thing I am not looking forward to, as a real estate agent in Saskatoon, is the contruction zones in certain Saskatoon neighbourhoods and the inevitable slowing down of traffic and detours while the bridge is being built.

The other area that is proposed to get a makeover is the intersection of Circle Drive and Preston Avenue. With the amount of new homes in Stonebridge and the huge increase of population in Stonebridge, this intersection is getting overwhelmed and unsafe.

Provincial Budget Woes

There are many changes to the Saskatchewan provincial budget and some of them are good, some are bad. That is generally the way things work in politics and not everyone will agree. Some people in Saskatchewan are very vocal and angry but that won’t do anything but create frustration in their own lives. It is sad to see the negativity and how many people are calling our province “broke”. If we are so “broke” I am scared to see what you would call a province like Ontario! And if it is that bad, why have we reached an all time high in 2010 with an increase of 15760 people from 2009?

I, for one, am all for the changes to increasing the prices of cigarettes and alcohol. Do we need either? No. Do many people ‘enjoy’ both in excess. Yes. Are either good for our health? No. Are both good for the economy. Double edged sword on that one. While the sale of cigarettes and alcohol and the taxes from these are beneficial to the goverment, the gain is greatly offset by the health care fees that need to be paid out for cancer caused by first hand smoke, second hand smoke, alcoholism, liver failure, the list goes on…and on…and on. These are being called ‘sin taxes’ and I am all for those increases. There has also been some lashing back regarding First Nations in Saskatchewan in that they are only allowed one carton (yes CARTON) of cigarettes tax free per week as opposed to the previous three. Yes, three a week! So now if they want to keep smoking 3 cartons of cigarettes a week they have to pay tax on the other two. I think that makes good enough sense!

Eliminating chiropractic services is the one that bothers me. Prior to becoming a real estate agent in Saskatoon with Century 21 in Saskatoon I was a massage therapist for 10 years off and on. Not only did I see many people get OFF of painkillers and stop seeing their doctors on a regular basis for anti-inflammatories etc, I also saw many people’s quality of life improve. This means less visits to the doctor, less drugs, less drain on the health care system. Many of these clients had massage and chiro treatments to alleviate the pain. Count on it, there will be an increase to people seeing specialists, getting surgery, using the emergency room for pain management, increasing drug use, etc. And why? Because those are still pretty much ‘free’ here. As a real estate agent in Saskatoon I do use the chiropractor when needed. With the amount of time realtors in Saskatoon spend in their cars the necks/backs can get a bit kinked. I would prefer to go see my chiro than go see the doctor or take drugs to ease the pains.

There are 125,000 chiropractic patients in this province who will likely have a very strong influence in the next vote.

Last year the government was overly optimistic about revenues from Potash and that has bitten them in the behinds….and all of our behinds. We will be back to a surplus in the next few years and changes needed to be made and there are always some good and some bad.

Province Hits a Record High in Population

The province of Saskatchewan population has hit an all time high in 2010 with 1,038,018 people living in the province. We have seen an increase of 15760 people since the same time in 2009. The largest factor is the net international migration which was 8571 people. This is the highest number of immigration to Saskatchewan from international areas since records were started in 1946. I have been working with several first time home buyers in Saskatoon who have come from areas like Russia and the Ukraine. They are looking for houses for sale in Saskatoon that will accomodate themselves but also their families at a later date. Some of my first time home buyers in Saskatoon from the Ukraine are bringing over their parents in the next few months.

The only 2 provinces that saw a higher increase in growth were British Columbia and Nunavut. PEI was the only province that saw a loss of people (152 people lost).

With the number of houses for sale in Saskatoon that we started with in January 2009 compared to the number of houses for sale in Saskatoon in January 2010 the net migration is evident here.

It seems people are moving out west as the highest rate of growth was in the four Western Provinces which recorded higher than normal growth, obviously including Saskatchewan.

We welcome these new home buyers in Saskatoon and I look forward to helping more people buy houses for sale in Saskatoon in 2010. Unfortunately, as a realtor (r) in Saskatoon I cannot speak Russian or Ukrainian but I do have some previous clients who have purchased a home for sale in Saskatoon through me who would likely help if needed! I enjoy being a real estate agent in Saskatoon and love helping people find their ‘new’ house in Saskatoon.
