BOC Interest Rates Unchanged

In the news on January 19th, 2010 it was stated that the government will keep the lowest practical rate of 0.25% until at least the middle of 2010.

In Saskatoon real estate we are still seeing a 5 year mortgage around that 3.99% mark which has been fluctuating slightly, but that seems to be a common rate with several lending institutions.

This means that you can still get locked into a 5 year mortgage for a very good rate or wait a few months with an open variable mortgage and then lock in before the rates start increasing, but beware that in 5 years your interest rates may change substantially so be careful to only buy a house in Saskatoon that is within your means and not at the very end of your means if you don’t have a job that will be giving you a raise accordingly! It is generally best to see a mortgage broker in Saskatoon to get the best rates.

As a realtor in Saskatoon I work with many buyers who have mortgage approval for much higher than they spend. I do have clients who do max out with their pre-approved amount, but they generally know that they will have a second income paying for the house (spouse, room mate, etc) or they know that their jobs are secure and their wage will increase.

Economic growth across Canada is still lagging a bit, but it is expected to be higher than originally expected in 2011. Our high Canadian dollar against the US dollar is hampering Canada’s recovery as exports are less desirable.

Saskatoon is always a bit different than the rest of Canada and our listing inventory seems to prove that people are buying houses in Saskatoon and the Saskatoon real estate market has been seeing a recovery.

Home from Thailand, back to Real Estate!

I have been fortunate enough to take a break from real estate in Saskatoon and go see some of the world this year. We went to see my parents, who purchased a condo for sale in Florida about a year ago, for Christmas. From there we went to Thailand for a few weeks and finally Cambodia before going back to Thailand and then home to Saskatoon. For those who know me at all, they know that travel is my passion (of course right up there with real estate!) but I kept tabs on the Saskatoon real estate market while I was away as that is my second passion. Its not a job if you love it, right? Although finding the time to catch up on my blog is a bit challenging!

While I was away the Saskatoon real estate market was a bit slow as it was Christmas holidays and offices were closed, but since the new year things have been steady. It appears that the current market is moving more towards a sellers market than a buyers market in some areas, but it is balanced in other areas. Last week we saw only 115 new listings of houses for sale in Saskatoon while the houses selling in Saskatoon were up to 52 (from 36 the week before). The total active houses for sale in Saskatoon is sitting at 696 with the single family homes for sale in Saskatoon down to 388.

My own personal inventory is down to just 1 listing as I sold all of the houses I had listed before I left for holidays, so I am ready to take on more listings! It is a great time to look at selling your house in Saskatoon.

Attn: Landlords-Tenant Insurance Should Be Mandatory!

I just read a heartbreaking story about a young man whose rental house in Saskatoon burned down last week. He was renting a house in Saskatoon’s west side and had rented that home for approximately 6 years.

As a real estate agent in Saskatoon who often helps people buy investment property in Saskatoon I always advise people who are renting that they need to get tenant insurance. This poor guy not only lost all of his belongings, which he wasn’t terribly worried about as that has been overshadowed by the loss of his 2 cats that were adopted from the SCAT Program of Saskatoon, but he didn’t have tenant insurance to replace what he lost. While you cannot replace a pet and the pain of losing one does fade, he will have 6 years of clothing, furniture, tvs, games, etc that will need to be replaced and he will be starting from scratch.

As Saskatoon often does, the community comes together and holds ‘Steak Nights’ and one will be held at Beileys night club on Tuesday night.

If you are buying investment houses in Saskatoon I highly recommend you obtain a copy of your tenants insurance and set yourself up on a reminder schedule to ensure that they keep up with the tenant insurance. It isn’t very costly but it will save your tenants a lot of heart ache and loss if something ever were to happen.

Cold Snap in the Prairies-doesn’t stop people from moving here!

With the big chill set in winter has officially arrived in Saskatoon. Temperatures here today will climb to -26 with a windchill that makes it feel more like -43. Edmonton smashed cold records over the weekend with a low of -46.1 C.

That didn’t stop Saskatoon home buyers from looking to buy houses for sale Saskatoon. I was showing townhouses for sale in Saskatoon to 3 different first time home buyers in Sasktaoon, including 2 individuals who recently moved to Saskatoon from China.

Latest MLS Stats-November

The November Real Estate Market in Saskatoon was up dramatically from 2008 where only 180 houses for sale in Saskatoon sold. This year we saw a 41% increase with 254 houses in Saskatoon selling.

The average home price in Saskatoon is near to the same as 2008 with the average house price in Saskatoon being $278885 for 2009. Homes prices across Canada are expected to increase in 2010.

Currently, the average time to sell a house in Saskatoon is 43 days and has remained almost constant at that for the past 6 months.

By the end of November, home buyers in Saskatoon had 877 homes to choose from with 288 of those being condos for sale in Saskatoon.

Listing inventory in Saskatoon is down 16% with only 356 new house listings in Saskatoon in 2009 while in 2008 we had 425 new units placed on the market.

We are in less of a ‘buyer’s market’ than we were in 2008 as homes are selling at the same rate as being listed which keeps it a competitive market out there. The market is balanced and stable at this time which still means a good time to sell your house in Saskatoon or to buy a house for sale in Saskatoon and area. It is best to use a Saskatoon realtor (r) to help you buy and/or sell as we know the current market data as well as all of the laws associated with buying and selling and make sure that you, the client, are fairly represented.

Despite MSN news that says Saskatoon is one of the slower real estate markets, I think Saskatoon real estate agents would disagree.

The MLS in Saskatoon stats show that we had 95 new listings, down from 114 the week before. Our solds were also down a bit, but in relation to listings we are still going strong. We had 73 solds last week with 16 more the week before.

Total active houses for sale in Saskatoon are down to 879 from 907 just 2 weeks ago. Out of that 516 are single family homes for sale in Saskatoon, down from 540 2 weeks ago.

Out of town listings are also coming down. We are now sitting at 948 houses for sale outside of Saskatoon, down from 984 just 2 weeks ago.

So if you are looking to sell your house in Saskatoon, don’t go it alone. Hire a professional who will price your home appropriately and who will ensure only pre-qualified buyers view your house for sale in Saskatoon. As a home seller in Saskatoon, this will save you a lot of time and potentially heart ache and ensure you are getting top dollar for your house for sale in Saskatoon.

What You Hear in the Media-Truth or Fiction?

The media is bringing up the possibility that Saskatchewan may be in a recession (the textbook variety) by the end of the year, so I figured I better address this as I know how the media grabs hold of negativity and so many doom and gloomers out there will be worried that the sky will fall in here after all of our positive media for the past couple of years. We have all known for months that the Potash in Saskatchewan hasn’t been as lucrative as years past. This is related to the world wide economic crisis which has effectively passed. Our potash industry will still feel a bump from that and our financials will take a hit, but does this mean the end for Saskatchewan? No.

The media has also said that the Saskatoon real estate market is amongst some of the slowest markets in Canada. I think every real estate agent in Saskatoon would beg to differ.

Remember to take the media with a grain of salt. That is all I will say!

The Saskatoon real estate market is starting to experience a turn from a balanced market to more of a sellers market as our listing numbers dip below 900 (approximately half of what we had on the market in 2008).

The current interest rates are still at 3.84% for a 5 year fixed term so it is still a great time for first time home buyers in Saskatoon to get out there and purchase!

Saskatoon Finally Going Green?

Officials say that Saskatoon will finally have a mandatory recycling program. At the rate Saskatoon is growing and producing waste, we will need a new landfill in 12 years at the cost of $75 Million.

Almost half of all waste going to the landfill in Saskatoon right now is organic material (43.5%). This is compostable waste that could be processed into fertilizer. A new organics facility in in the pre-design phase and is estimated to cost $7.2 Million. If all of this waste was diverted we would get an additional six to nine years of life out of the current landfill.

I am very supportive of the PRIVATE “Curbside Recycling Program” but it is a bit disappointing that this is a private program. Saskatoon is far behind so many other cities and the lack of mandatory recycling is unfortunate. Even cities like Prince Albert have 2 bins; one for household waste and one for recycling material. While it is not ‘mandatory’ per se, it is at least accessible for all households and easy to use. In other cities around the country and around the world they use clear plastic bags and each household is only allowed so much waste. By using the clear plastic bags, it can be monitored to show what people are throwing out and, if someone throws a cardboard box in the clear plastic bag, there are cities that will refuse to pick up the garbage that day. Saskatoon does have a long term waste diversion plan which would involve ‘user fees’  based on the amount of waste generated by each home and include this on a utility bill instead of in your taxes.

As a real estate agent in Saskatoon, one of the things I include in my ‘buyer’s pack’ upon possession (when a client gets possession of their new house in Saskatoon and area) is a flyer for Saskatoon Curbside Recycling. The other thing that I do to help the environment is I do not send out unsolicited flyers in the mail or contribute to junk mail.

I have tenants who moved from Ottawa to Saskatoon and one of their first questions was how to handle household waste. They were very accustomed to ‘green bins’ and they explained their city’s program to me. We could learn a lot from Ottawa and other municipalities that are doing such a good job of diverting garbage from the landfills. Lets hope that Saskatoon gets on board sooner than later and that the Saskatoon home owners cooperate to make our city a cleaner and greener city which is more attractive to people looking to move to Saskatoon.
