Multiple Offers are Baaaaaack

If a house for sale in Saskatoon is priced right and within a certain price range, you may have to deal with multiple offers and you may have to offer above list price to get the house you want.

The Saskatoon real estate market has picked up and inventory is low in certain price ranges and areas. I have been told of a recent listing that received several offers within the first day. One of the offers that was $5000 above list price was the lowest of at least 4 offers that he knew of on a Saskatoon house for sale on the east side. If you are thinking of buying a house or condo for sale in Saskatoon you need to have a Saskatoon realtor (R) dedicated to helping you buy a house in Saskatoon and one who can react quickly.

That doesn’t mean we can go back to overpricing homes and hoping for the best…today’s home buyer in Saskatoon is more savvy than even 2 years ago and a lot more cautious, so when selling your house in Saskatoon you still need to be on the mark with your prices and remember that most serious buyers will be using the professional services of a Saskatoon Realtor(r). Home from Thailand, back to Real Estate!

I have been fortunate enough to take a break from real estate in Saskatoon and go see some of the world this year. We went to see my parents, who purchased a condo for sale in Florida about a year ago, for Christmas. From there we went to Thailand for a few weeks and finally Cambodia before going back to Thailand and then home to Saskatoon. For those who know me at all, they know that travel is my passion (of course right up there with real estate!) but I kept tabs on the Saskatoon real estate market while I was away as that is my second passion. Its not a job if you love it, right? Although finding the time to catch up on my blog is a bit challenging!

While I was away the Saskatoon real estate market was a bit slow as it was Christmas holidays and offices were closed, but since the new year things have been steady. It appears that the current market is moving more towards a sellers market than a buyers market in some areas, but it is balanced in other areas. Last week we saw only 115 new listings of houses for sale in Saskatoon while the houses selling in Saskatoon were up to 52 (from 36 the week before). The total active houses for sale in Saskatoon is sitting at 696 with the single family homes for sale in Saskatoon down to 388.

My own personal inventory is down to just 1 listing as I sold all of the houses I had listed before I left for holidays, so I am ready to take on more listings! It is a great time to look at selling your house in Saskatoon.

Latest MLS Stats-November

The November Real Estate Market in Saskatoon was up dramatically from 2008 where only 180 houses for sale in Saskatoon sold. This year we saw a 41% increase with 254 houses in Saskatoon selling.

The average home price in Saskatoon is near to the same as 2008 with the average house price in Saskatoon being $278885 for 2009. Homes prices across Canada are expected to increase in 2010.

Currently, the average time to sell a house in Saskatoon is 43 days and has remained almost constant at that for the past 6 months.

By the end of November, home buyers in Saskatoon had 877 homes to choose from with 288 of those being condos for sale in Saskatoon.

Listing inventory in Saskatoon is down 16% with only 356 new house listings in Saskatoon in 2009 while in 2008 we had 425 new units placed on the market.

We are in less of a ‘buyer’s market’ than we were in 2008 as homes are selling at the same rate as being listed which keeps it a competitive market out there. The market is balanced and stable at this time which still means a good time to sell your house in Saskatoon or to buy a house for sale in Saskatoon and area. It is best to use a Saskatoon realtor (r) to help you buy and/or sell as we know the current market data as well as all of the laws associated with buying and selling and make sure that you, the client, are fairly represented.

October Homes Sales Busier in 2009 than 2008

Homes sales in Saskatoon continued to rise last month with a total of 311 houses selling at an average of just under $275,000. In the same month in 2008 only 213 houses for sale in Saskatoon sold. The average house price in Saskatoon is down from 2008 with that average being $285,547. Keep in mind that the average house price in Saskatoon does not take into factor how many condos vs single family homes have sold, so there are a lot of variables each month. This year an increase in sales of homes between $250,000 and $275,000 has helped contribute to this ‘decline’.
Other good news for the market, but not for some home buyers in Saskatoon, is the listings have now dipped below 1000 for the first time in more than a year. There were 971 homes for sale in Saskatoon this year compared to last year when there were 1667 houses for sale in Saskatoon.
CMHC’s senior market analyst for Saskatchewan, Paul Caton, believes the slower pace of housing activity in 2009 has allowed for a reduction in inventories, setting the stage for an increase in activity in 2010.
CMHC also predicts an increase from 3700 units selling in 2009 to 3900 units in 2010.
For all of you buyer’s who are contemplating waiting to buy a house in Saskatoon, don’t wait too long! We are already experiencing multiple offers on re-sale homes and, while we hope it doesn’t come to ‘presentation of offers’ again where you may be up against as many as 20 other buyers for the same house, it is a possibility.

Housing Stars Fall Dramatically – 85% from 2008 First Quarter

Saskatoon real estate should tighten up again with the dramatic housing start decrease in 2009. Regina real estate will also see the same thing as they also had a huge drop in housing starts. Not only are Saskatoon realtors trying to juggle the overabundance of listings, Saskatoon home builders are also dealing with their high inventory. The decreases were fully expected announces Paul Caton, CMHC market analyst in Saskatchewan, but they do expect an increase in 2010. What is happening in the current Saskatoon real estate market is there are a lot of resale houses for sale in Saskatoon. This means less work for the home buyer and often times less money for an ‘almost new’ house for sale in Saskatoon. Saskatoon builders have only started 77 single-detached houses this year which is down from 284 new home starts in Saskatoon just last year…down 73%. In March these starts fell 75% to 32 units down from 128 new housing starts in Saskatoon in March of 2008, but keep in mind that March 2008 was one of the strongest months on record for new housing in Saskatoon to be started.

As for multi-family dwellings in Saskatoon only 12 have been started this year, down 96% from 2008 and the lowest number since 1991. Last year 306 multi-family units were started in the first quarter.

Regina is much the same with Regina builders only breaking ground on 42 new houses in Regina in March, down 40% from last March. There are only 117 new houses in Regina that have been started in the first quarter and multiple units were down 90%.

Saskatchewan in general is down 73% with 257 units from 948 units last year for the first quarter.

What does this mean? House prices should remain stable and strong and we should only see a modest decrease this year and potentially some increases in house prices in the next year in some Saskatchewan real estate markets.
